Abu Dhabi, UAE. It's the question almost every real estate brokerage asks before engaging a marketing agency: Meta or Google? The honest answer is that they solve different problems in the same funnel, and treating them as competitors rather than complements is the most common mistake we see brokerages make before they start working with a dedicated lead generation partner.
Google Ads (specifically Search) captures demand that already exists. Someone typing "3 bedroom villa Yas Island" or "off-plan apartments Abu Dhabi" has already decided they're looking. Google's job is to be the answer at the exact moment of that decision — which is why search leads typically arrive further along in the buying process.
Meta Ads (Facebook and Instagram) works the opposite direction: it creates demand by putting a property in front of someone who fits a buyer or investor profile, before they've necessarily started actively searching. This is interest-based, not intent-based — Meta's targeting works off demographics, behaviors, and lookalike audiences built from your existing buyer data, not a typed query.
Neither is "better." They answer different questions:
This is where most brokerages get the tradeoff wrong. Google Search leads are usually fewer in volume but further along — the person already knows roughly what they want. Meta leads are usually higher in volume, generated through Instant Forms or lead ads, but arrive earlier in the decision process and need faster, more consistent follow-up to convert.
Neither pattern makes one platform's leads "worse." It changes what your sales team needs to do with them. A Meta lead who filled out a form while scrolling needs a different first call than someone who searched "Aldar villa for sale" and clicked straight through to a listing page. Brokerages that apply the same follow-up script to both sources tend to see Meta conversion rates suffer — not because the leads are lower quality, but because the handling doesn't match the intent stage they came in at.
Google Search is text-first and keyword-driven — it rewards precise, well-structured campaigns matched tightly to what people are actually typing. It's also constrained by search volume: if nobody is searching for a specific project name yet, Search can't manufacture that demand.
Meta is visual-first. Property photography, video walkthroughs, and Reels-native creative perform meaningfully better than static Search-style ad copy ever could on the platform. For new developments and off-plan launches — where there's no existing search demand because the project isn't a known name yet — Meta is usually the only channel that can generate volume from day one, because it doesn't depend on people already knowing to look for it.
For an established, name-recognized project or a resale listing people are actively searching for, Google Search captures demand efficiently and should carry a meaningful share of budget.
For a new launch, an off-plan project, or building an investor audience from scratch, Meta does the heavier lifting — it's the channel that can generate lead volume before search demand exists.

What actually moves cost per lead is creative quality, audience precision, and how fast a lead gets a real human response after submitting a form — all three matter more than which platform a lead came from. A brokerage running excellent creative with slow follow-up will underperform a brokerage running average creative with a two-minute response time, regardless of platform.
This is why platform selection should be a campaign decision, not a philosophy — made per project, per launch stage, and revisited as a project matures from "unknown" to "actively searched for."
